The challenge

What actually goes wrong

Vacant property security security officer on duty

An empty building is a target from the day it is vacated. Metal thieves strip pipes and cable, squatters move in, fly tippers fill the yard and kids get onto the roof. Every week it sits unchecked, the cost of putting it right goes up.

We look at the building and how long it will be empty, then recommend the lightest cover that will work. Often that is regular inspections and patrols with temporary CCTV. For high risk or high value properties it is a vacant property security guard on site. Every visit is logged with photos, which also helps with your insurer’s unoccupied property conditions.

Squatting

Unauthorised occupation of commercial buildings can take time and legal costs to resolve.

Metal and fittings theft

Copper pipe, cable, boilers and lead are stripped from empty buildings, causing far more damage than they are worth.

Vandalism and arson

Empty buildings attract damage and fires, which put neighbours and firefighters at risk.

Insurance conditions

Unoccupied property cover often requires regular inspections, and a missed one can affect a claim.

What we deliver

How we cover it, layer by layer

Every element is planned around your site and changes as your needs change.

Vacant property security guards

Static officers on site for high risk buildings, overnight or around the clock.

Mobile patrols

Random patrol visits checking doors, windows, boards, fencing and signs of entry.

Property inspections

Internal and external inspections at the frequency your insurer requires, with a photo report each time.

Temporary CCTV towers

Solar and 4G towers watching the building and yard, monitored remotely with audio challenge.

Keyholding and alarm response

Keys held by us and an officer sent if an alarm or sensor activates.

Emergency cover

A guard put in quickly after a break in or when a building is first vacated.

Vacant property security: your questions

Cannot see your question? Call us on 0845 388 0348, any time of day.

What is the best way to secure an empty property?

It depends on the building, its location and how long it will be empty. Most properties need a mix of physical security, regular inspections or patrols and often temporary CCTV. High risk buildings may need a guard. We advise after a site visit.

Do you provide vacant property security guards?

Yes. We provide SIA licensed guards for empty buildings, overnight or around the clock, for as long as needed.

Can your inspections meet my insurer’s requirements?

We carry out inspections at the frequency your insurer asks for and provide a dated photo report each time. Send us the policy conditions and we will build them into the plan.

What happens if squatters get in?

Our officer reports it immediately and our control room follows your escalation plan, including contacting the police. Removing occupiers is a legal process, which is why early detection matters.

Can you secure a building quickly after it becomes empty?

Yes. We can often put an emergency guard or patrols in place quickly while longer term measures are arranged. Call 0845 388 0348.
